Landlord Certificates

Landlords are required by law to have all gas appliances and pipe work checked and certified every 12 months.

The Pacific Gas Landlord Gas Safety Inspection includes:

• Each gas appliance checked for gas soundness.
• Standing and working pressure are checked, if test points are available.
• Burner pressure/gas rates are checked against manufacturers data plate.
• Satisfactory provision of all necessary ventilation checked.
• Flue flow rate tested to ensure removal of products of combustion.
• Satisfactory operation of all the flame failure devices checked.
• Physical stability, presence and effectiveness of stability brackets checked (where appropriate).
• Any evidence of unsafe operation investigated and reported to a responsible person.
